This is a Comparative Market Analysis which pulls data on similar homes in your neighborhood or area that have sold recently or are currently on the market.  This is not an appraisal; it is simply a tool used by Realtors to price homes for the market.  Once your house is listed in the market itself will determine the price it will bear.

Why am I not getting showings?

If you are not getting showings it is likely your home is priced higher than the current market will bear for a home of your size, location and condition. Of course this assumes that you are in an area with a robust real estate market. If your home is in a rural area or is priced in a range that limits the number of potential buyers it may take a little longer to get your home sold. Assuming you were listed in your local MLS with photos that accurately depict your home and there are no blocks on your showing schedule you should be getting showings and offers if your home is priced correctly.

The CMA is less important at that point then than what the market itself is telling you, remember the MLS IS the real estate market!
