Home Staging is an important step in today’s home-selling process. Homeowners should keep in mind that their homes will be viewed online first in almost every situation. Potential buyers want to see your house, Not Your Stuff, both in photos and in person. So decluttering and packing up the things you don’t need every day is a must before you list your home. I don’t run across many buyers who are looking to purchase a small, dark, cluttered, smelly Ogre hut. Therefore, I think it is safe to say most people are looking for the opposite. A home that feels large and airy. One that smells nice is in good condition and is ready for its new family.
If you are thinking of selling this spring it’s time to pack up your stuff! Go ahead get a jump on things, go through your house, and remove all the furniture that is not necessary. Arrange the remaining furniture in a manner that makes the rooms look and feel larger. The furniture that does remain needs to be the appropriate size for the space. If you’ve been turning sideways to squeeze past that kingsized bed in the 11 x 11ft bedroom you may want to go ahead and move that. It’s important to maintain clear traffic patterns and not block the way to the closet, buyers like to see the closets. Did I mention that you should pack up your stuff? Those closets should be accessible and not filled to capacity!
Buyers tend to like neutral colors so if you are a fan of hot pink walls or my personal favorite bright blue with black-based boards trim and ceiling you should really consider painting a nice neutral color. While we are on the subject of neutralizing, please consider packing up your personal photos, oh, and the decorative items that may have your child’s name on them. Do you really want everyone who views your home's photos online to know that little Sally lives in the pink room at 47 Appletree Lane. How do I know that you ask? Well, because of the 2-foot tall letters spelling out her name on the wall, I think it’s the 2nd window from the right rear corner of the house. Creepy!
Clean, Clean, Clean seriously your house can’t be too clean! Shampoo the carpet, get the grout cleaned, wipe down the cabinets, and dust everything! A clean house smells good and well, don’t we all like things that smell good? Yeah, that's kind of a no-brainer, no one wants a stinky house.
